UPDATE - 23 DECEMBER 2021 

Development Victoria is pleased to confirm that your Alfie Townhome is ready for Pre-Settlement inspections. 

Following our extensive quality assurance process with the builder, final defect rectification works are underway to ensure your Townhome is ready for your inspection and handover. 

Please find below the key dates for your upcoming settlement:

  • Pre-Settlement Inspection -  Wednesday 26th January, Thursday 27th January or Friday 28th January 2022
  • Settlement - Week Commencing 7th February 2022 

 

The Development Victoria Sales Administration team will be in contact with your legal representative in the coming days to confirm your Settlement date and provide the necessary information to enable your conveyancer to arrange a settlement booking. 

In the meantime, please contact Ewan Hutchinson (RPM Real Estate) on 0487 888 860 to book in your preferred date and time for your pre-settlement inspection.

On the day of your pre-settlement inspection, you will be required to observe all COVID-19 Health and Safety measures that apply to real estate services and inspections.  For further information, please visit the DHHS website

To assist with your settlement preparation, we have attached the following New Customer Application forms: 

  • Form 1: Origin Energy Account (Electricity) – The Alfie development has access to competitive electrical rates via a centralised electricity arrangement (Embedded Network) operated by Origin Energy. Origin operate and maintain the Embedded Network’s infrastructure including your home's electricity meter and therefore an account is required to be set-up with Origin via the application form attached.

    Should you wish to utilise an alternative electricity provider, you will still require an account with Origin as your electricity will be delivered via their infrastructure. This means that Origin will continue to send you a bill for network charges however your new chosen retailer will bill you for usage and statutory charges. You will need to contact your preferred provider and let them know you’re in an Embedded Network and request an energy only offer (with no network charges).

  • Form 2: RedTrain New Install Form (Fibre Internet) – Fibre network infrastructure to support telephone, internet and free to air television connections are available to your property. To connect to these services, you will need to complete and submit the RedTrain New Install Form and contact one of the retail providers listed within the RedTrain Welcome Letter

  

At the time of settlement, additional information about your property will be provided as part of a Handover Manual. This will include specific information related to operation, maintenance and warranties of fixtures and fittings as well as compliance certificates and relevant permits and insurances.

UPDATE - 8 NOVEMBER 2021 

Following our recent Construction / Settlement Update, we are pleased to confirm that Valuation inspections of your townhome can be undertaken by your bank lender between Tuesday the 23rd of November and Thursday the 25th of November.

To organise an inspection, please contact your bank lender and have their nominated valuer contact Ewan Hutchinson (RPM Real Estate) on 0487 888 860 to confirm their preferred date and time. Due to current health and safety measures, all inspections must be booked in and within the period above to ensure access to the construction site can be facilitated. 

At the time of the valuation inspection, your valuer must observe all COVID-19 health and safety measures that apply to Construction Sites. They will be required to sign in at the site office and provide evidence of the necessary vaccinations or medical exemptions as per directions of the Victorian Chief Health Officer.  For further information, please visit the DHHS website

The current estimated pre-settlement inspection and settlement timeframes are listed below:

  • Pre-Settlement Inspection -  January 2022
  • Settlement - Late January-Early February 2022 

Once all necessary quality assurance checks have been completed and the builder has achieved Practical Completion, we will provide an update, confirming dates for both your pre-settlement inspection and settlement.

UPDATE - OCTOBER 2021 

The Alfie team would like to provide you with an update on the progress of your Alfie townhome following the recent shutdown of the Victorian construction industry. 

Although works at the Alfie site were able to re-commence from 5 October 2021 following the conclusion of the shutdown, the re-opening of the site included several ongoing restrictions including mandatory vaccination requirements, travel limitations and a significant reduction to the site’s allowable workforce.
 
The combined impact of these ongoing restrictions and the industry-wide shutdown has unfortunately affected construction progress on site with your Settlement now anticipated in late-January 2022 / early-February 2022. We apologise for any inconvenience this may cause and will continue to work closely with our builder partner to complete the works on-site as soon as possible. 
 
In the meantime, there are several key steps and milestones that will be achieved. These are outlined in the  ‘Preparing for Settlement’ information sheet, which includes some Frequently Asked Questions you may have.
 
We are delighted to confirm that Registration of Title, one of the most important steps, was completed on 4 October 2021.  New title details have been provided to your conveyancer and a copy is also available in the ‘Key Documents’ section.
