UPDATE - 18th JUNE 2021 

Following our recent communication on valuation inspections timeframes for your Alfie townhome, we would like to provide a further update on key dates for pre-settlement inspection and settlement.  These are outlined below:

  • Pre-settlement inspection Monday 28th and Tuesday 29th June 2021
  • Settlement From week commencing Monday 12th July 2021

 

To book in a pre-settlement inspection on the dates above, please contact Ewan Hutchinson (RPM Real Estate) on 0487 888 860. This will help to ensure that appropriate access to your townhome can be arranged.

At the time of your pre-settlement inspection, please observe any COVID-19 health and safety measures that apply to real estate services and inspections, as per directions of the Victorian Chief Health Officer.  For further information, please visit https://www.dhhs.vic.gov.au/coronavirus

UPDATE - 10th JUNE 2021 

Following our previous communication in early May regarding progress of your Alfie townhome, valuation inspection timeframes have now been confirmed.

Valuation inspections of your townhome can be undertaken by your bank lender during the week commencing Monday 14th June 2021.

If you have not done already, please contact your bank lender to have their nominated valuer arrange an inspection. 

The valuer must contact Ewan Hutchinson (RPM Real Estate) on 0487 888 860 to confirm their requested time to conduct a valuation during the week indicated above. This will ensure appropriate access to the construction site can be facilitated with the builder.

Please observe any current COVID-19 health and safety measures that apply to real estate services and inspections as per directions of the Victorian Chief Health Officer.  These include wearing a fitted face mask covering the nose and mouth and density quotient of 1 person per 4 square metres.  Further information on the COVID safe protocols for real estate services and inspections can be found here.

The current estimated pre-settlement inspection and settlement timeframes are listed below:

  • Pre-settlement inspection Late-June 2021
  • Settlement Early-July 2021

Should these dates be revised further, we will be in contact again to advise of the new timeframes, once these have been confirmed.

UPDATE - 6th MAY 2021 

Please find below an update regarding the progress of your Alfie townhome.

Due to some minor delays during the final stages of works on site, we’ve had to make some changes to the previously advised inspection and settlement timeframes.

The latest updates are outlined below:

  • Valuation inspection Early-June 2021
  • Pre-settlement inspection Late June / Early-July  2021
  • Settlement Early-July 2021

We do apologise for the need to revise these timeframes and our team will continue to keep you updated on the progress of your townhome.  We will be in contact again to advise specific inspection and settlement dates, once these have been confirmed.

Includes design, authority approvals, tender and audit works.
Earthworks
Re-shaping of the ground to allow construction of roads and drainage connection to each lot. Estimated timeframe 4-6 weeks.
sewer and
drainage
Provision of a sewer connection to each lot and underground drainage system. Estimated timeframe 8 weeks.
water and gas
Provision of water and gas pipeline connections to each lot. Estimated timeframe 3-4 weeks.
sub-grade
Developing a firm material base underneath roads and footpaths. Construction of kerbs and drains to enable channels from stormwater to travel to underground drainage system.
electrical and nbn
Electrical cabling and NBN to enable internet connection for each lot.
Footpaths
and roads
Footpaths, asphalt, topsoiling and road completion.

Completion of the construction works. Home construction will commence after civil construction is completed.

Construction and set-up of frame for approval by a building surveyor.

External wall cladding and roof covering is completed. External doors and external windows are fixed.

fit out
All internal fittings including architraves, skirting, doors, built-in shelves, baths, basins, troughs, sinks, cabinets and cupboards are fitted or fixed into position. Flooring is laid.
landscaping
Landscaping within your property is completed.
practical
completion
All building work is either complete or close to completion, in accordance with the contract/agreement with the relevant authorities. Property is reasonably fit for occupation.
final inspection
Final visit by building inspectors to ensure all fittings, fixtures are complete, in good condition and built to the standard and specification as indicated in relevant contracts/agreement. Certificate of occupancy is issued.
handover
All works are finalised and ready to hand over to purchaser to move in.
